CAPITOL HILL
Perhaps the most well-known and well established neighborhood in Seattle. Capitol Hill stretches along Interstate 5, directly East of Downtown Seattle and Eastlake. The area is widely popular with people of all ages is one of the densest in the city. North parts of Capitol Hill are famous for historic buildings, turn of the century condominiums and homes of the Harvard-Belmont Landmark District. South Capitol Hill is considered to be the nightlife and entertainment capital of Seattle by many that live here. Always lively, the area has a huge variety of restaurant to please anyone’s taste buds. Capitol Hill is also known for its steep streets and the gorgeous Volunteer Park, which makes its home here, almost 450 feet above the sea level. The neighborhood is rather large but depending on exact location, can be quite walkable to Downtown Seattle, Convention Center or South Lake Union.
Because of its central location, the real estate market in Capitol Hill is always active. Thankfully, condominiums are abundant and very popular. From small 4-unit complexes to mid-size 5-story projects, there are condo units to fit most tastes and budgets. Many old-charm 100-year-old condominium associations as well as modern condo lofts are spread out through the neighborhood. 1111 E. Pike, Mode, The Shannon, Press, The Garden Court, Sheffield and Twin Gables are just a few of the condominium associations in Capitol Hill.
FIRST HILL
First Hill is very popular neighborhood known for its convenient location, it is directly South of Capitol Hill and is East of I5. It is widely recognized as the “First” neighborhood in Seattle (thus the name). Downtown Seattle and the Convention Center are easily in walking distance from most condo complexes in the neighborhood. First Hill is also home to Swedish, the largest hospital in Seattle, established over 100 years ago and providing thousands of jobs. Due to the number of major hospitals in the area, First Hill is a popular for those employed or are dependent on Swedish, Virginia Mason, or Kindred medical centers. The First Hill Improvement Association is an active advocacy group that helps business and residents of the neighborhood stay informed on various important matters, host clean-ups, endorse public transit, and work with local real estate developers supporting development that benefits the neighborhood.
The top of First Hill is the highest point above sea level in Seattle. Sitting on that point is First Hill Plaza, the 35-story condominium building with the legendary 7,000 square foot Penthouse unit, which is the highest above sea level condominium unit in the city. Condo Development in the neighborhood had picked up greatly after the recession. Luma is one of the newer developments, the modern glass tower featuring 35 different condo floor plans and fantastic views. Other condo building in the neighborhood are Decatur, 1223 Spring Street, Gainsborough and Kelleher House.
